The surface picks the pressure — not the other way around.
Most of the damage we get called out to fix was caused by someone pointing a pressure washer at something that could not take it. Vinyl siding with water driven up behind it. Shingles stripped of their granules. Wood decking left furred and splintered. A good exterior cleaner is not the one with the biggest machine — it is the one who knows when to turn the pressure down.
So we start every job the same way: we look at what the surface is made of, then choose the method. That single decision is why the twelve services above exist as separate things rather than one generic “power washing” package.
Soft washing — for anything that can be hurt
Roughly garden-hose pressure, with a professional cleaning solution doing the actual work. It kills the algae, mold and mildew at the root rather than just knocking the surface layer off, so the clean lasts noticeably longer before the green comes back.
This is what we use on house washing, roof washing, decks and fencing — siding, shingles, stucco, painted trim, soffits and anything with a seal or a coating on it.
Pressure washing — for hard surfaces only
Full pressure, run through a rotating surface cleaner rather than a bare wand. That is the difference between an evenly restored slab and the zebra striping you see when someone waves a turbo nozzle across concrete.
This is what we use on driveways and concrete, sidewalks, brick and stone, and commercial sidewalks and dumpster pads — surfaces where the material genuinely takes the force.
Why Central Ohio properties green up so fast
Humid summers, wet springs and a lot of mature tree cover make this a good place to live and a very good place to be algae. North-facing and shaded walls stay damp longest, which is why they always go first, and why the same house can look spotless on one side and green on the other.
The black streaks running down roofs across Dublin, Powell and Worthington are the same story: gloeocapsa magma, a hardy algae that feeds on the limestone filler in asphalt shingles. It is alive, it spreads, and rinsing it off does nothing — it has to be treated. That is a soft wash job, every time.
Gutters fill on a similar schedule. One heavy fall of leaves is usually enough to block a downspout, and a blocked downspout is what turns a gutter into a planter and then into a fascia repair. If you are booking house washing anyway, adding gutter cleaning to the same visit is the cheapest maintenance decision on this page.

Which service do I actually need?
Tell us the surface and we will tell you the method. Siding, roofs, painted wood and anything delicate get soft washing; concrete, brick and stone get pressure washing. If you are not sure, send a photo when you request a quote — we will name the service and the price rather than upselling you into a package.
Can you combine several services in one visit?
Yes, and it is usually cheaper. House washing plus driveway cleaning is our most common pairing, and gutters are worth adding while the ladders are already out. Combined visits mean one setup, one trip charge and one appointment to be home for.
Is pressure washing safe for my siding and plants?
High pressure is not safe on siding — which is exactly why we do not use it there. Soft washing does that work at garden-hose pressure. Plants and shrubs are wetted down before we start and rinsed afterwards, and we work around outdoor furniture, lighting and pets.
How much does exterior cleaning cost in Plain City?
