How It Works
How we wash a house in Plain City & Central Ohio.
The green-black film on the shaded side of a house is living growth, not dirt, and that changes how it should be removed. Blasting it with pressure knocks the surface layer off while forcing water behind the siding and into window seals — and it leaves the roots in the surface, so it returns darker within a season. A house wash is a cleaning-solution job with a gentle rinse, not a pressure job.
Siding matters just as much. Vinyl, aluminum, fiber cement, stucco, brick and painted wood all behave differently — stucco holds solution and needs a shorter dwell, aluminum can chalk and oxidize, and older painted wood needs the lowest pressure we run. Identifying what your house is clad in before choosing the mix is the difference between a clean house and a streaked one.

What changes the price of a house wash
We price on the surface area of the exterior rather than the square footage of the house, because a two-story with several gable ends carries far more wall than its floor plan suggests. Access and growth level do the rest.

What's the difference between house washing and pressure washing?
House washing uses low-pressure soft washing to safely clean siding, trim and stucco with no risk of damage. High pressure is reserved for hard surfaces like concrete and brick. For your home's exterior, soft washing is the safe, industry-recommended method.
How often should I have my house washed?
Most Central Ohio homes benefit from a house wash every 1 to 2 years. Shaded and north-facing walls that collect green algae and black streaks may need it sooner — we'll tell you honestly what yours needs.
Will house washing damage my siding or landscaping?
No. We use low pressure and plant-safe cleaning solutions, and we pre-wet and rinse surrounding landscaping. Your siding, plants and pets are protected throughout the job.
How long does a house wash take?
Most Central Ohio homes take two to four hours from setup to final rinse. A larger two-story with heavy algae on the shaded side can run longer. We give you the window when we quote, and we don't leave until the whole exterior is done.
Do I need to be home while you wash the house?
No. As long as we can reach an outside water spigot and the gates are unlocked, you don't need to be there. Plenty of our Plain City customers are at work while we wash. We'll text when we arrive and again when the job is finished.
What are the black streaks running down my siding?
That's almost always algae and mildew feeding on the surface, worst on north-facing and shaded walls that stay damp. Rinsing alone won't shift it. Our soft wash solution kills the growth at the root, which is why it stays clean far longer than a plain rinse.
Do you wash brick and stucco as well as vinyl siding?
Yes. Vinyl, brick, stucco, wood, cedar, Hardie plank and aluminum are all fine. What changes is the pressure and the mix. Older masonry and stucco get the gentlest approach, because mortar and painted surfaces can be damaged by pressure that vinyl shrugs off.
When is the best time of year for house washing in Ohio?
